Mid-Year Reflections: 2025 at the Halfway Mark

As we reach the midpoint of 2025, it’s striking how closely the market has mirrored the rhythm of last year. The first quarter began with confidence, and we were pleased to see best in class properties continue to engage swiftly with committed buyers, often achieving full asking prices. The appetite for high-quality homes in East Sheen and its surrounding areas remains reassuringly strong.
However, as we moved through April, a familiar shift emerged. Buyers began taking a more considered approach—seeking clearer justification around pricing and demonstrating a keener eye for value. This has been shaped, in part, by a market where some properties were notably overinflated, while others have achieved exceptional prices. The result? A sometimes confusing landscape for both buyers and sellers trying to gauge true market value.
In times like these, accurate and realistic pricing is critical. A sensible, well-considered marketing strategy—grounded in genuine market knowledge—is essential to achieving the right result.
Looking ahead to the second half of the year, we anticipate a slightly more cautious tone from both sides of the market. That said, as ever, best in class properties—those that are well-presented, well-positioned, and correctly priced—will continue to attract serious interest and sell promptly.
